What is an Owner's Rep?

A development and construction consultant provides expert guidance throughout all phases of a real estate project—from planning and design to construction and delivery. They help clients make informed decisions, manage risks, and ensure projects stay on time and within budget. By offering services like site analysis, budgeting, team coordination, and construction oversight, consultants streamline the development process, save time and money, and advocate for the owner's best interests. Whether for residential or large-scale commercial projects, hiring a consultant adds strategic value and increases the likelihood of a successful outcome.

How is an Owner’s Rep different from a Project Manager or General Contractor?

Unlike a contractor or project manager hired by the construction team, an Owner’s Rep works solely for you—the Owner. They provide independent oversight and strategic advice without any conflict of interest.

At what stage should I bring in an Owner’s Representative?

The earlier, the better. Ideally, you should engage an Owner’s Rep during the planning or pre-construction phase to help with team selection, budgeting, scheduling, and risk mitigation. However, they can add value at any stage of the project.
